Positions

Here are the key positions at AIY Properties that we hire for throughout the year:

Leasing Agent

The Leasing Agent is responsible for renting apartment units to prospective residents and renewing leases of current residents. Answers phone and email inquiries from prospective residents and uses excellent sales techniques to schedule tours of the community. Schedules a minimum of 4 tours per day. Meets with prospective residents and checks the availability of units that best fit their needs and budget. Shows apartments and the overall community to prospective residents; explains other amenities of living at the community. Uses standard sales closing methods to sell the property and drives for strong sales results. Executes lease and renewal contracts / meetings accurately and professionally. Possesses strong computer skills to utilize / update property management and contact management software, track sales activity, manage emails, and complete reports. Open to coaching, training, and feedback.

Property Manager

The Property Manager is responsible for managing the operations and maximizing the financial value of an apartment community. This position oversees office personnel, marketing, leasing, collections, resident relations, resident retention, administration, reporting, community safety, as well as compliance with applicable local, state and federal Fair Housing regulations.  This role will work as a team with the property Maintenance Manager relating to issues of vacant units, move-outs, move-ins, and general maintenance issues. The Property Manager leads on-site staff to ensure a sufficient flow of revenue by leasing a high percentage of apartment units at the optimum rates, while maintaining each apartment unit and the property grounds at a functional and high aesthetic level, while controlling expenses.

Assistant Property Manager

The Assistant Property Manager is responsible for the financial performance of the community, as well as assisting the Property Manager in all aspects of managing the community.  The primary focus of this position is the timely collection of rents, assisting residents with payment arrangements, updating and managing financial ledgers, and working on collection of overdue accounts. The Assistant Property Manager also serves as back-up support to the Leasing and Administrative staff in answering phone calls, providing excellent customer service, and placing work orders for maintenance requests.

Maintenance Technician

As a Maintenance Technician, your overall responsibility will be to ensure that the apartment units and other property facilities at your assigned location remain in good working order. This can include maintaining air conditioning and heating units, electrical appliances and outlets, plumbing, carpentry, and locks. You will follow a planned preventative maintenance schedule and will follow up with residents after repairs are completed.  You must combine strong technical knowledge with a positive and service-oriented attitude. You must be self-motivated and able to stay on-task under pressure, with the flexibility to adapt to changing priorities throughout your work day. It is also important that you have excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.

Suite Prep Technician

The Suite Prep Technician works to prepare recently-vacated apartments for market readiness and availability to rent to another tenant. This includes painting, and prep / repair / replacement of drywall, flooring, cabinetry and other key construction and repair activities. He / she may also may respond to basic service work orders, completing them independently or assisting a Maintenance Technician with a more complicated work order, in order to learn new or advance current skills.

HVAC Technician

As an HVAC Technician, your overall responsibility will be to ensure that the various apartment heating and cooling units and systems, as well as other property facilities at your assigned location, remain in good working order. This can include maintaining air conditioning and heating units, electrical appliances and outlets, plumbing, carpentry, and locks. You will follow a planned preventive maintenance schedule and will follow up with residents after repairs are completed.

Senior Maintenance Technician

As a Senior Maintenance Technician, your overall responsibility will be to ensure that the apartment units and other property facilities at your assigned location remain in good working order. This can include maintaining air conditioning and heating units, electrical appliances and outlets, plumbing, carpentry, and locks. You will follow a planned preventive maintenance schedule and will follow up with residents after repairs are completed.  You must combine strong technical knowledge with a positive and service-oriented attitude. Housekeeper

The Housekeeper is responsible for cleaning and maintaining the appearance of the property models, vacant units, and public access areas including the office, clubhouse, hallways, lobbies, and restrooms; cleaning apartments after move-outs, and preparing units for new residents. Housekeeping may also be responsible for the overall upkeep of the exterior image of the property. This may include picking up trash in parking lots, curbs and dumpster areas, snow removal, and some light landscaping. Housekeeping is responsible for maintaining inventory of cleaning supplies and equipment.
